After sending last week’s For What it’s Worth (FWIW) on AVMs, I received a throng of email. Most expressed an interest in the new pilot, some requested more information on how to prepare and become educated on the use of AVMs, and others were skeptical, concerned or completely off topic. One was even very humorous. Although I read every email that came in, I did not respond. I apologize for this and unfortunately time is something that I am greatly lacking at the time. As such, I have decided to start a blog (see link below). There I will post all the FWIW emails along with any other thoughts I want to share. This will also provide a forum for you to post your own comments and questions. Many of the questions were similar in nature. As such, this site will provide synergy, allow us to be more efficient and, what’s more important, learn from each other. I only ask that you stay on topic or, if posting something new, keep your questions and comments appraisal related. All non appraisal related business should be addressed directly with the appropriate Appraiserloft departments. To keep things organized, I will review all new posts and approve them before they appear on the site. My desire for this blog is for it to be a place where we can all learn from one another, become better professionals, and maybe even have a little fun. You wrote this? And, you expect to get a positive response? The fact that you felt the need to write "It is what it is" tells me that you have unqualified appraiser's working for you. Hire good quality appraisers and pay them what they deserve and you won't have this problem. You certainly won't need to write pieces like this.
How can you expect good quality appraisals from good quality appraisers when you don't pay them the money they deserve? Your low fees are undue influence on the appraiser and a violation of USPAP. An appraiser won't put the detail into the report because he is not getting paid what is deserved to do so. Your company short changing appraisers accomplishes what you are trying to fix. Go to the source of the problem.

Amen Jefferey. I fully support your statements. And Bill, things have gone a lot further than just asking for clarification on an item or two. Some of the requests are basically ridiculous. As far as rural properties go, obviously no one has a clue. We can't do our job because underwriters want to do it for us. Why hire me when all you are going to do is tell me what my market is, how far my neighborhood goes and never be satisfied with even the best comps? And if you are going to beat down my already low fee, why should I care? Look what the appreciation in property has done to the realtor fees. How much have bank fees, surveyor fees etc., gone up? And you want to take the lowest expense for the most important part of the transaction and lower it? Everyone has to have a little respect to have any incentive to do a quality job.
